Free Valuation
Once you have contacted us, we will visit your property, provide you with any advice that you may need on how to present your home and give you an honest appraisal of the current market value of the property.
Sales Brochure and Photographs
Upon receiving confirmation of your intention to sell your property, we will return to the property and prepare a set of particulars in readiness for advertising. This key part of the process creates the extensive level of exposure that your home will receive. We ensure that each image highlights a selling point. The philosophy is to present the property in its ‘best true light’.
EPC and Floorplans
It is now a legal requirement to have a valid energy performance certificate (EPC) when selling your property. We will order an energy performance survey for the EPC and the floorplan survey on your behalf using a local independent company who are competitively priced.
Advertising and Selling
Proactive marketing ensures that the property is sent to our extensive mailing list as soon as the details have been approved. We will erect a “For Sale” board outside the premises. The property will then be listed on our website, the major national property portals and numerous others ensuring nationwide coverage 24 hours a day. We also create your very own Personal Property Website; this enables you to harness the power of social media. Our active database is used to target prospective buyers who are contacted and introduced and invited to view your property.
Viewings
Viewings are arranged either by phone or email correspondence at a time that suits and we ensure we are present at every viewing. If you are at work, you can leave us with a key which is secured in a locked key safe and tagged with a secure number system. If a property proves to be particularly popular, we organise an open house viewing with a member of the team present, who can instigate competition, heighten awareness, and assist in achieving the best price possible.
Offers
Following viewings, we follow up with prospects with the twin fold aims of gauging interest and drawing offers. When we receive an offer on the property, we qualify the buyer’s situation and speak to the estate agent that they are selling their house through to understand the chain situation. We provide you with all the information that you need to decide on whether to accept or reject an offer and negotiate on your behalf until an acceptable price has been attained.
The Legal Process
We always recommend you use your own solicitor but for first time buyers especially we are happy to recommend local solicitors with whom we have excellent relationships. Once a sale has been agreed and a solicitor has been confirmed we then issue the memorandum of sale. We then work alongside you liaising on your behalf with the buyer, both the seller’s and buyer’s solicitors, the mortgage consultants and any estate agents that may be involved in the chain to ensure that the transaction proceeds to a smooth conclusion.
Completion and Moving in
Once the finance and legal processes are finalised, we will negotiate a moving date to suit your timescales and to confirm a contract exchange date that is suitable for all parties. This is the first time you will be legally bound to sell the house to your buyer and a completion date will now be cast in stone. On the day of completion, we hand over the keys to the new owner on your behalf, but not until we have been instructed by your solicitor that the sale’s funds have been safely received by your solicitor.
